Lease

Standard Lease or Rental agreement (from 1 to 3 months)

This Lease Agreement (“Agreement”) is made and entered into on this [Date] by and between [Landlord’s Name] (“Landlord”) and [Tenant’s Name] (“Tenant”).

1. Property: The Landlord hereby leases to the Tenant, and the Tenant hereby leases from the Landlord, the premises located at [Address] (“Property”).

2. Term: The term of this lease shall commence on [Start Date] and shall end on [End Date].

3. Rent: The Tenant agrees to pay the Landlord the total amount of rent for the entire duration of the stay as specified above. The total rent amount is [Amount] EUR/USD, which is due on or before the [Day] of each month. This amount is all-inclusive, covering all taxes, utilities, and other expenses related to the Property.

4. Security Deposit: The Tenant shall pay a security deposit of [Amount] EUR/USD before check-in. The deposit is refundable according to the terms specified in the cancellation policy. In any case, the deposit will be returned after check-out by bank transfer. In the event of damages, the owner will inform the tenant in advance, providing pictures of the damage where possible, and will charge only the amount of the damage according to the rules in the cancellation policy.

5. Payment Methods: The Tenant may use the following payment methods to pay the rent: Connected Bank Account (ACH), Wire Transfer, Balance Payment, SWIFT Transfer, Simple Bank Transfer, Bank Transfer, Debit Card, Credit Card, iDEAL.

6. Payment Timing: All payments, including the security deposit, must be made before check-in. If the total payment, including the security deposit, does not occur before check-in, this contract is not valid.

7. Utilities and Expenses: The Landlord shall be responsible for the payment of all utilities and expenses associated with the Property, including but not limited to electricity, water, gas, internet, and any applicable taxes. This provision is valid only for stays from one month up to three months. For longer stays, the ordinary expenses are due by the tenants.

8. Maintenance and Repairs: The Landlord shall maintain the Property in good condition and shall be responsible for all necessary repairs. The Tenant agrees to promptly notify the Landlord of any required maintenance or repairs.

9. Termination: After check-in, the agreement may terminate, but the amount paid is non-refundable except for the security deposit, which will be handled according to the terms specified in the cancellation policy.

10. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of Italy. Any disputes arising from this Agreement will be presented at the Foro of Florence.

11. Legal Compliance: According to Italian law, the tenants must provide a copy of their passport to the landlord for the purpose of drafting and registering the lease. Additionally, the landlord is required to register the tenants with the police in accordance with Italian law.

12. Entire Agreement: This Agreement constitutes the entire agreement between the parties and supersedes all prior understandings or agreements, whether written or oral.
